LINOPOTI
HOTEL

KOS, GR
2026

Linopoti Hotel expresses the notion of ephemeral dwelling, a form of temporary habitation that establishes a subtle connection between architecture, landscape and the experience of place. Set within an unbuilt landscape on the northern coast of Kos Island, Linopoti Hotel explores a contemporary interpretation of traditional Mediterranean architecture, drawing inspiration from the scale, morphology and spatial character of local settlements.

The architectural concept unfolds through a process of geometric transformation, by generating monolithic volumes. Conceived as archetypal building modules, these clean geometric forms are selectively combined, carved and adapted to accommodate the diverse functions of contemporary hospitality. These precise geometric interventions allow the buildings to maintain their solid, structural identity while creating voids, pathways, vegetation zones and a sequence of private and shared outdoor spaces.

The modular evolution extends to the overall masterplan, creating a central courtyard that activates the social life of the complex. The main building, positioned at the entrance, forms a welcoming threshold, while acting as a functional transition between the surrounding landscape and the hotel. Along the perimeter, four independent volumes define the accommodation zone, creating a sense of enclosure and intimacy. Hosting the main pool infrastructure and an open-air bar, the central common space functions as a communal hub, that connects the individual buildings and orchestrates movement through the landscape.

A restrained material palette reinforces the architectural language of the project and its relationship with the natural surroundings. Soft, light tones combined in textured plaster, minimalistic metallic structures and warm wooden surfaces come together to establish a quiet material dialogue, balancing solidity and lightness, simplicity and warmth.

Through the interplay of geometric clarity, spatial sequences and understated materiality, Linopoti Hotel reinterprets the essence of Mediterranean living, offering a contemporary setting for temporary habitation, relaxation and connection with the landscape.
